I'm Michelle Russell (Class 1, Licensed Strata Manager & Real Estate Agent). I have over 20 years' experience within the strata industry, was a top finalist within SCA- Strata Communities Australia NSW for small business and innovation and was a 'rising star' finalist in the Aus-mumpreneur Awards in 2001.

I hold a Bachelor of Commerce, major in Business Law & Demography from Macquarie University and have grown up with family members running Strata Agencies. With both my parents being Accountants, trust accounting, accurate financials and audit policies are ingrained in me. After being in the industry for many years I created my own successful agency in 2016 and during Covid decided like many others to shift my life from Sydney to the boarder of NSW/QLD.

I saw a niche in the Northern Rivers market in NSW where smaller Strata Schemes and Body Corporates were paying higher than average prices for limited services. As I love working with small to mid-size scheme and getting to know and understand my owners and their needs, I decided to create Virtual Strata.

As an efficient and skilled manager, experienced mediator and extensive industry knowledge you are guaranteed accurate and timely advice.

Experienced & Licenced

20 years' experience, qualified Licenced Strata Manager and Real Estate Agent (Lic.1662640). With a Bachelor of Commerce and major in Business Law, giving you the right advice.

Full Financial Reports

Budgets, income and expenditure statements, cash management and detailed expense reports. Compare year on year accounts. Monthly reports emailed to Commitee Members. Individual trust accounts held with Macquarie Bank.

Insurance Management

No commissions. We take a fee based on the premium paid, allowing you to utilise the cheaper insurance providers such as GIO, AAMI, etc. We still obtain quotes, manage claims, process renewals and more.

Online or Face-to-Face Annual Meetings

We can facilitate online Annual General Meetings or we can come to you and host in person if within a two-hour radius of Northern Rivers / Southeast Queensland.

Fair Priced Fee Structure

We offer a fair priced fee structure, which are broken down into categories. Strata issues spike at times then become quiet again, you shouldn't continually pay a high price for services you do not utilise. Our structure allows you to only pay for what is used.

Documents, invoices, reports uploaded to a portal that your scheme owns and manages regardless of who is managing your building. Accessible 24/7. Private owner levy history and daily reconciled accounts.

Share the quote with committee members or other owners

You will need to find out the owner's postal or email address. Alternatively contact your current agent for the 'strata roll' for this info. If you are on the committee, you legally are able to receive this.

Create the General Meeting notice

Known as a General Meeting (It can be the annual or a special meeting to discuss this topic), we can assist you to arrange this meeting and supply your scheme with a correct meeting notice or a motion to add to your upcoming AGM.

Hold the General Meeting and finalise minutes

We look forward to meeting your building owners to assist the change in management. You do not need to have your current strata manager present. We then finalise your minutes and contact the outgoing agents to initiate the change.
